Mr. Hughes is a university professor and dean emeritus of the Edward J. Bloustein School of Planning and Public Policy at Rutgers University. Mr. Hughes will discuss the state of the economy and outlook for 2024 and beyond. This session will discuss critical issues for the regional economy and how those issues may affect real estate valuations.

Jim Kirkos
As president of the Meadowlands Chamber of Commerce, Jim Kirkos will discuss economic development in the Meadowlands Region of Northern New Jersey. Highlighting the plans that helped the Meadowlands land the site of the World Cup finals in 2026.

This Session will discuss the current state of New Jersey’s Residential, Multifamily, Industrial, Retail and Office Markets. This session will be a “Relay” of market experts who will present their propoperty type of expertise, followed by interactive questions and answers. Our market experts will discuss trends and expectations that are pertinent to real estate professionals and necessary to estimate market values in the current economic environment. This presentation will focus on the forces driving real estate valued, including supply and demand trends, pricing and CAP rates. Development activity and trends impacting values within the “The Meadowlands” and the NY/NJ Metropolitan region will also be examined.

As director of redevelopment and economic development for the City of Hackensack, Albert Dib will discuss how he helped drive the revitalization of the City of Hackensack. Mr. Dib will discuss new developments throughout the City of Hackensack and how the revitalization will affect the City’s economy and real estate values.

This 2-hour seminar will delve into discounted cash flow modeling and its relevance in real estate appraisal. The course will be instructed by the Head of Customer Success at Rockport Val, who will guide attendees through Rockport Val’s innovative cash flow software. The course will specifically discuss how to address basic discounted mode navigation, fixed vs. variable income and expense considerations, different rent roll/lease structures, rollover leasing assumptions, growth assumptions, and considerations with adjusting the NOI to consider the DCF vs. direct capitalization approaches to value. The course will also discuss different ways to report cash flow models and how readers can interpret it. The course will include a case study to bring all covered aspects together in a live valuation scenario.
A VAL Certification will be presented to all participants who successfully complete the course training, along with a complimentary VAL trial license. Participants will be required to bring their own laptop.

Topic: In April 2015, the NJ State Appraisal Board passed a regulation that requires all licensees take a mandatory 2-hour course starting in the 2016-2017 cycle. This course is part of the 28-hour requirement for continuing education every two years and it provides clarity around the Real Estate Appraisers Act passed in 1991.
